Written March 2026; conditions may have changedWest Virginia offers the nation's lowest home prices with significant natural beauty. Morgantown's WVU economy provides stability. The state has attracted remote workers seeking dramatic value and outdoor access. Economic diversification away from coal remains the long-term challenge.
For buyers
Absolute lowest prices in the nation outside of certain Mississippi/Detroit markets. Morgantown is the best economy story. Do infrastructure and flood zone due diligence.
For sellers
Price competitively and condition homes well. Budget-conscious buyers dominate — condition and move-in-ready status drive significant premiums.
