You can use everything on this site without an account. Here is what we collect anyway, and why.

Analytics
We use Google Analytics 4 to understand which pages and tools are used. It sets cookies and receives standard browser information such as pages viewed, approximate location derived from your IP address, device and referrer. We also send events such as “a tool was used”, “an article was read” or “an ad was seen or clicked”. These events contain page paths, ad identifiers and rounded ranges (for example, a home price band), never your name, email, street address or the exact numbers you type into a calculator. You can opt out with Google’s browser add-on.
Advertising
Ads on this site are for companies owned by the same group that publishes it. They are served from our own pages. We do not use third-party ad networks or advertiser tracking pixels. Links in ads include tags that tell the advertiser the visit came from this site and which placement it came from. See advertising & independence.
Property lookup
When you use the property lookup, the address you enter is sent from our server to PropData, an affiliated company, to retrieve public county records and Census data. We do not attach it to your identity, store it in an account, or send it to analytics.
Stored in your browser
Checklist ticks on the buyer and seller roadmaps are saved in your browser’s local storage so they are there when you return. They are never sent to us. Clear your browser’s site data to remove them.
Information you send us
If you email us, we receive your email address and message and use them to reply. If you use the introduction request form at /connect, the details you enter (name, email, optional phone, ZIP code and notes) are delivered to the team at our affiliated companies, including Local Home Buyers USA, so they can reply.
Sharing
We do not sell personal information. We share it only with service providers that run the site (hosting, analytics), with PropData for lookups as described above, with our affiliated companies when you ask for an introduction, or when the law requires it.
Your choices and rights
Depending on where you live, you may have the right to ask what we hold about you, to correct it, or to delete it. Email privacy@intelligenthomebuying.com.
Children
This site is not directed at children under 13, and we do not knowingly collect their information.
Changes
We will update the date at the top of this page when this policy changes.
