How this is calculated
Net proceeds = sale price − mortgage and lien payoff − listing commission − buyer’s-agent compensation − concessions − repairs − title, escrow and transfer costs − other costs.
Commissions are the percentages you enter times the sale price. We do not pre-fill them because they are negotiated, not standard.
The FSBO column removes only the listing commission. It does not assume a different sale price; in practice, price, time on market and buyer pool can all differ.
The cash offer column uses the offer price you enter and only the costs you list for that sale. Compare written offers line by line: some cash buyers deduct fees or charge closing costs.
