Editor’s notes on Louisiana

Written March 2026; conditions may have changed

Louisiana's market is shaped by its unique position as an oil and gas economy with insurance and flooding risks that significantly affect buyer psychology. New Orleans remains a cultural destination with steady demand, but insurance costs are rising dramatically. The market is stable but not fast-moving.

For buyers

Insurance is critical. Flood zone and wind mitigation determinations can dramatically affect costs. Get quotes before making offers.

For sellers

Address insurance concerns proactively. Homes with elevation certificates and mitigation features command meaningful premiums.
